Building and Pest Inspections in Glenroy

Glenroy sits just up the road from Coburg and shares a lot of the same housing character, but with its own quirks: the suburb was almost entirely built out during the post-war boom, when War Service Homes and Housing Commission construction filled its streets through the 1950s. What we commonly find in Glenroy homes

The single biggest thing we come back to on almost every Glenroy inspection is deteriorating sealant, particularly around the articulation joints in brick veneer walls. These are the flexible joints built in to let the brickwork move slightly without cracking, and once the sealant dries out and fails, water gets behind the brick veneer instead of running off it. We found this on the majority of the Glenroy properties we've inspected, and it's one of those things that's cheap to fix early and expensive to ignore.
Blocked or deteriorating gutters come up almost as often, which matters more than it sounds like it should. In Glenroy specifically, we've also seen a consistent pattern of site levels that don't fall away from the building the way they should, ground sloping back toward the house rather than away from it. On its own that's a maintenance note. Combined with failing gutters and articulation joints, it's the kind of combination that sends moisture somewhere you don't want it, which is exactly why we found moisture staining or water damage inside on more than one Glenroy property.
Deteriorating fencing and some brickwork cracking round out the more common findings, both fairly typical for homes of this age and generally more about upkeep than structure. Worth knowing before you sign anything, but not usually a reason to walk away on their own.

Termites and timber pests in Glenroy

We haven't found active, live termites in the Glenroy properties we've inspected recently. What we have found, without exception, is at least one condition that makes a future termite or timber pest attack more likely, whether that's timber in contact with the ground, gaps in subfloor ventilation, or simply no record of the property ever having had a termite management program in place. On one Glenroy property we also found past termite workings, evidence of previous activity rather than a current infestation, but a clear reminder that the risk here is real rather than theoretical.
