Ballarat City Council

Victoria's largest regional city, built on gold-rush wealth and now a hub for manufacturing, healthcare and education. Melbourne's classic beachside municipality, stretching 17 kilometres of coastline from Brighton to Beaumaris: established homes, architect-designed rebuilds and everything in between. One of Melbourne's fastest-growing municipalities, Australia's third-fastest-expanding council, and Clyde North is where we've watched the estate housing go up in real time, so we know exactly what to check for. Berwick keeps its historic charm around a tree-lined village centre, Narre Warren is the area's retail and commercial hub around Westfield Fountain Gate, and Doveton and Endeavour Hills hold older, established housing near Dandenong Plaza and the surrounding hills. Bayside pocket suburbs like Highett are dominated by brick veneer units and townhouses, in a municipality that stretches from Mentone's older streets to the newer canal estates near Patterson Lakes. Mentone and Parkdale hold established, leafy beachside character, Bonbeach, Carrum and Edithvale run further along the Patterson River and the coast, and Cheltenham is the area's activity centre around Southland Shopping Centre. Melbourne's outer east, semi-rural in its northern reaches and more built-up around the Ringwood and Croydon retail hubs: established brick veneer homes through the older streets, newer builds further out. Ringwood is the busiest of the group around Eastland, with Ringwood East close behind along Mullum Mullum Creek. Croydon and Croydon North are village-like and semi-rural respectively, Kilsyth mixes residential, rural and industrial land further out, and Bayswater North stays quiet and leafy near the Dandenong Ranges foothills.

Inner Melbourne's mix of strata apartments, townhouses and older brick houses calls for an inspector who knows the difference between a body corporate issue and a genuine defect. South Yarra is where we've built up the clearest picture so far. The CBD itself is Melbourne's business, retail and entertainment hub, with Southbank's high-rise apartments just across the river. Melbourne's western growth corridor and one of the fastest-growing municipalities in the country: a genuine hub for young families, with newer estate housing alongside the older township centre. Melton itself is the established regional centre with its own train station, and Melton South and Melton West sit either side of it with family-oriented streets, schools and reserves. Caroline Springs is built around its own central lake and parkland, Taylors Hill and Brookfield add further family-friendly estates near Watergardens, and Harkness is among the newest growth areas on the fringe.
