Building and Pest Inspections in Beaumaris

Beaumaris has one of the more varied housing mixes we see on the bay: established single and two storey brick veneer homes, a genuine concentration of architect-designed mid-century modernist houses from the 1950s and 60s that made the suburb known for the work of architects like Robin Boyd and Peter McIntyre, and newer townhouses and apartments closer to the beach. What we commonly find in Beaumaris homes

Blocked gutters, deteriorating sealants and roof plumbing that's rusted or corroding show up on most of the Beaumaris properties we've inspected. Cracking to brickwork and paving, timber left exposed to the weather and wood rot are close behind, and fencing in poor condition is a near-constant.


Two things stand out about Beaumaris specifically. First, on properties with a pool, we've found genuine safety issues around the pool area itself, including a pool gate that doesn't self-latch and electrical cabling left exposed nearby. These aren't cosmetic. They're the kind of finding that needs fixing before anyone uses the pool. Second, on the two storey homes with balconies or decks that are common in this part of Beaumaris, we've more than once found the balcony structure itself deteriorated to the point of being unsafe, not just in need of a cosmetic repaint.
We've also suspected asbestos on site in half of the Beaumaris properties we've inspected. That's not unusual for homes of this age, but it's worth knowing about and managing properly rather than disturbing without care.

Termites and timber pests in Beaumaris

We haven't found active, live termites in any of the Beaumaris properties we've inspected, but every one that included a timber pest inspection showed at least one condition that makes a future timber pest attack more likely, and we found fungal decay already present in more than half of them. On the property with the most significant subfloor deterioration, we also found termite activity and wood borer damage together, a reminder that a visual walk-through of the subfloor isn't the same as a proper inspection.

Why it matters before you sign anything

Most of what we find in Beaumaris is ordinary maintenance for a beachside suburb with a real mix of older and newer housing. But pool safety and balcony structure are two areas we'd want you to understand clearly before you sign anything, not have raised as an afterthought.
