Building and Pest Inspections in Brighton
Brighton has more of a mix in its housing stock than some of the surrounding bayside suburbs: grand Victorian and Edwardian villas from the suburb’s 1880s to 1900s heyday sit alongside established brick detached homes and multi storey townhouses and apartments closer to the shops and station. That mix means no two Brighton inspections look quite the same, but some patterns do repeat. Here’s what we’ve genuinely found.
What we commonly find in Brighton homes
Deteriorating sealants turned up in every Brighton property we’ve inspected, and cracking, whether to brickwork or paving, showed up in most of them. Blocked gutters and fencing in poor condition were also common, and on a couple of the older brick homes we found wood rot and timber left exposed to the weather. On the higher density stock, balcony and roof leaks were the more serious items we flagged, the kind of finding that’s easy to miss from ground level and expensive to leave unaddressed.
On one of the older detached homes, we also found actual structural termite damage to a support post, not just the conditions that might allow it. It’s a genuine reminder that a well presented property can still be hiding something serious underneath, and it’s exactly why we check the areas most people never think to look.
Termites and timber pests in Brighton
We haven’t found active, live termites in any of the Brighton properties we’ve inspected, but every one showed at least one condition that makes a future timber pest attack more likely, and we found fungal decay already present in half of them. Combined with the structural termite damage we picked up on one property, it’s clear that Brighton’s older housing stock needs the subfloor and roof void checked properly, not glanced at.
Why it matters before you sign anything
Whether you’re looking at an established brick home or a newer townhouse in Brighton, the fundamentals don’t change: know what you’re buying before you’re committed. Most of what we find is manageable, but leaks, cracking and any sign of termite activity are worth a proper conversation, not a line item to skim past.
Every Littlefire inspection in Brighton includes a proper check of the subfloor and roof void, moisture readings through the wet areas, and a follow-up call from Darren to talk you through exactly what we found and what it means for your decision. We recommend booking early given how quickly properties in Brighton tend to move.
If you’re buying, selling or renovating in Brighton, a building and pest inspection is worth having before contracts become binding.
