Termite Damage and an Unstable Wall Found in a Hawthorn Pre-Purchase Inspection

Littlefire Building Inspections carried out a pre-purchase building and pest inspection of a single storey detached home in Hawthorn. The inspection found a leaking shower area, an unstable wall, and uneven, wavy skirting boards, all classed as major defects, along with ivy growing into the weatherboards and guttering. Minor issues included blocked gutters and drains, a disconnected stormwater drain, and a deteriorating fence.

The timber pest inspection was the more serious finding here: evidence of termite activity and damage, along with fungal decay, was confirmed, and conditions conducive to a future attack were also present. That combination placed the property in the extremely high risk category, with a follow-up inspection recommended within 12 months. The buyer went into negotiations with a full picture of the structural and pest issues involved.
