Kew was laid out from Nicholas Fenwick's large estate back in the 1850s and quickly became one of Melbourne's more affluent addresses, home to grand Victorian mansions and a string of prestigious private schools that still anchor the suburb today. Unlike some of its inner-east neighbours, Kew's distance from the tram and rail network in its early decades meant fewer of its grand old houses were carved up into flats, so a good deal of substantial period housing survives largely intact, sitting alongside later interwar villas and, more recently, low-rise and boutique apartment developments. Kew's apartment stock doesn't tend to show active termite damage, given the construction types involved, but the conducive conditions are still worth checking: deteriorating sealants in wet areas create the ongoing dampness that timber pests and fungal decay rely on wherever timber elements are present in the building. It's a lower-risk profile than Kew's older freestanding houses, but "lower risk" isn't the same as "no risk," particularly in older buildings that haven't had consistent maintenance.

Why it matters before you sign anything

Kew's period grandeur can make it easy to assume a well-presented property has been equally well maintained underneath. An independent inspection checks that assumption before you're the one paying for someone else's deferred maintenance.
